The Micro, Small and Medium Enterprises play a major role in the socioeconomic development of the country since independence through its contribution to the overall Industrial production, foreign exchange earnings and creation of employment opportunities. Land has become a significant resource in the context of economic development, rapid urbanization and industrialization, increase in food demand, climate change and sustainable development. The importance of land in the 21st century is lies in the context of sustainable, sensitive and inclusive development. The post-liberalisation era has ushered in new investment challenges and opportunities for various Indian states. Attracting investors with appropriate policy and incentive regime has emerged as critical for industrial development in every Indian state. Land, unlike other factors of industrial production, has very unique characteristic. Land is physically limited and cannot be produced and reproduced as well immovable. These characteristics have made the pricing of land a critical exercise, especially in an imperfect land market like India. As the land prices guide the investors and determine the character of capital as substitute for land. This project is for formation of an Raviraj Industrial Park at Raypur, Ahmedabad District. The Ahmedabad District is in the central part of Gujarat in western India. The proposed Industrial Estate is to be located near Vataman, which is a well-known village of Ahmedabad. The proposed industrial estate is surrounded by various villages, availability of labours will not be a limiting factor and thus provide ample opportunity for the local people to have employment.
